Getting started

What happens in our first chat?

It's a relaxed conversation — usually 20 to 30 minutes by phone, video or in person. We talk about what you're hoping to do, where things are at now and any questions on your mind. There's no paperwork to bring and no obligation to go any further.

Do I need to have found a property before I talk to you?

Not at all. Many people get in touch months before they start looking. Talking early helps you understand your borrowing position, what to prepare and how pre-approval might fit into your plans.

I'm self-employed. Is it worth talking to you?

Yes — that's where I spend a lot of my time. Lenders look at self-employed income in different ways, so the first step is understanding your business and your financials. From there I can explain which options may be worth exploring and what each lender is likely to need.

Documents

What documents will I need?

It depends on your situation and the lender. Employed applicants typically provide ID, recent payslips, bank statements and details of debts and assets. Self-employed applicants may also need tax returns, financial statements and ATO notices of assessment. I'll give you a checklist that's specific to you, so you only gather what's actually needed.

Can I send my documents through the enquiry form?

Please don't. The enquiry form is just for getting in touch. Once we've spoken, I'll send you a secure way to provide documents.

Timing

How long does the process take?

Every application is different. Timeframes depend on how quickly documents come together, the type of loan, the lender's current turnaround and whether a valuation is needed. I'll give you a realistic picture for your situation and keep you updated along the way.

How long does pre-approval last?

Pre-approvals are typically valid for around 90 days, though this can vary between lenders. If you haven't bought within that time, we can lodge a fresh application with your updated details. Pre-approval is also conditional — it isn't a guarantee of final approval — and I'll explain the conditions attached to yours.

Working with a broker

How is a broker different from going straight to my bank?

A bank can only offer its own products. As a broker, I can compare options from the lenders on my panel, explain the differences and help you through the application. My job is to recommend options that suit your goals and circumstances, and to explain why.

Do you work with every lender?

No broker has access to every lender. I work with a panel of lenders through my aggregator, and I'm happy to tell you which lenders I can and can't access when we talk.

What happens after settlement?

I'm still here. Life and business change, and so do loans. I'm happy to check in, review your loan when your needs change and help when you're planning your next step.
