How I help first home buyers

Understanding borrowing capacity

We'll look at your income, expenses and commitments to work out a comfortable price range — not just the maximum a lender might offer.

Planning your deposit and purchase costs

Beyond the deposit, there can be stamp duty, conveyancing, inspections, lender fees and moving costs. We'll build a realistic picture.

Preparing your documents

I'll give you a checklist tailored to you, so you only gather what's needed and your application is ready to go.

Exploring assistance schemes

There may be government assistance available. Eligibility rules and availability change, so we'll check what currently applies to you.

Understanding pre-approval

Pre-approval can give you confidence when house hunting. It's conditional, not a guarantee — I'll explain exactly what yours does and doesn't cover.

Comparing suitable loan options

Rates, fees, features and structure — I'll explain the options that suit your situation and why I'm recommending them.

Application through to settlement

I'll manage the paperwork, liaise with the lender, and keep you (and your conveyancer) updated right through to settlement day.

After you get the keys

I'll check in as your needs change — refinancing, renovating, or planning your next move.

About assistance schemes

There may be government assistance available to help first home buyers get into the market sooner. Because eligibility criteria, price caps and availability change from time to time, I'll check what's currently on offer and whether you may qualify when we talk.

Common first home buyer questions

How much deposit do I need? It depends on the lender, the property and your situation, and whether any schemes apply. A smaller deposit may mean paying Lenders Mortgage Insurance (LMI). We'll talk through the trade-offs.

Should I get pre-approval before I start looking? For many people it's a good idea, as it helps you understand your budget. Just remember pre-approval has conditions and an expiry, and final approval depends on the property and your circumstances at the time.

I'm self-employed or a casual worker. Can I still buy? Possibly. Lender policies differ for self-employed, casual and contract income. Let's look at your situation together. Self-employed lending →
